For landlords: every rental expense in the right box

Rental income is taxed net — but only certain expenses are allowed, and a repair is not a renovation. ListBelanja keeps the contractor receipts, bills and policies, suggests the category by LHDN's rental rules, reminds you before a tenancy ends, and prepares HK-4 and an audit pack for each property. Inside the app, the "Who are you?" card on the Home tab turns this into your first 3 steps, ticked off as you go.

Scenario: how it plays out

  1. Register the property as a Rental source: address, monthly rent and the tenant (name, phone, deposit, tenancy dates) — the source card reminds you before the tenancy ends.
  2. Record rent received each month (Fill monthly rent), or import your bank statement — the tenant's DuitNow line is recognised from the tenant's name or past imports and recorded as that property's rent received.
  3. Scan repair receipts, assessment bills, insurance — the allowable/non-allowable category is suggested for you (assessment, quit rent, fire insurance, JMB, repairs, renovation) and you confirm; loan principal is kept apart.
  4. Tax season: HK-4 and the form boxes are ready; each property's audit pack holds the ledger, HK-4, the tenant details and the image of every receipt for that property.

The features that matter most to you

  • Rental sources with HK-4 per property
  • Tenants: name, phone, deposit & dates — a reminder before the tenancy ends
  • LHDN rental expense categories suggested: allowable, 0% (renovation, principal), first-tenant costs
  • Bank statement import: a tenant's DuitNow rent & bills straight to the property
  • Bill & appliance warranty reminders for the rental, naming the property
  • An audit pack per property with receipt images
  • Co-owners & property agents record rent and bills straight into your HK-4

The right plan

Individual for a landlord with many receipts; Free is enough for one property with a few bills a month. Co-owners or a property agent can be invited with their job title — they record rent collected and property bills straight into your HK-4, against the properties you add (also from their own bank statement import); properties, tenants & tax payments stay with you.

Tenancy stamp duty & RPGT

  • Tenancy agreement stamp duty worked out from your property's monthly rent and the tenancy term.
  • When you sell: an RPGT estimate by holding period, exemptions and the amount the buyer retains.
  • Rates are read from official HASiL sources and update themselves.

Tenant move-in & move-out condition reports

  • Rooms, items, condition, notes and photos for every check
  • Compare move-out with move-in before returning the deposit
  • Name sign-off by both parties, then print / PDF
  • Linked to the rental property in Side income

Frequently asked questions

Repairs vs renovation — what is the difference for tax?

A repair restores the property to its original condition and is deductible; a renovation/upgrade adds value and is not. The rental categories in the app keep them apart.

I have two rental properties.

Register two Rental sources — each has its own HK-4 and audit pack (pick the property in Records → Audit pack); the totals flow into the form as one rental source.

How does the app recognise rent in my bank statement?

From the tenant's name saved on the rental source (even a name the bank shortens) and payers you have matched before. An amount equal to the monthly rent is suggested, but you confirm it. The statement file is read in the browser and never sent to the server.
